Selling in Bergen County This Fall? What the Latest Numbers Are Telling Us

Most owners weighing whether to sell in Bergen County are asking us a version of the same question right now: with summer behind us, is it too late to list this year, or is the window still open? The clearest answer is not in the headlines. It is in the numbers, starting with how much supply is on the market.

What months of supply say about selling in Bergen County

Months of supply, closely tied to the absorption rate, measures how quickly homes sell relative to how many are for sale. It tells you, at the current pace, how many months it would take to sell every active listing. Under about three months favors sellers, three to six months is considered balanced, and more than six favors buyers.

Across Bergen County right now, supply is sitting at roughly two months. In the last 30 days, 914 homes were listed and 636 sold. The median home took 32 days to sell, down from about 70 days in September 2025, and half of all homes sold within 17 to 65 days. Sellers received a median of 0.89 percent over asking: 49 percent of homes sold above their asking price and 28 percent below. The median sale price was $800,000.
